A. PB #24-006 Boundary Line Adjustment Application (Public Hearing Required):
Fieldstone Land Use Consultants PLLC has submitted a Boundary Line Adjustment
Application on behalf of the Nikiforakis family to adjust the lot lines of six lots. The
subject properties are shown at Tax Map 108, Lots 20, 25, 26, 29, 30, and 31. The
properties are in the Business and Residential districts. Upon a finding that the
application meets the submission requirements, the Board will vote to accept the
application as complete, and a public hearing may follow immediately or will be
scheduled for a time and date certain.
B. PB #24-007 Subdivision Application (Public Hearing Required):
Fieldstone Land Consultants PLLC has submitted a minor subdivision application on
behalf of the Nikiforakis family for the property located along West Swanzey Road and
shown at Tax Map 108, Lot 20. The subject property is in the Business District,
approximately 5.1 acres in size, and includes the former “Nicks Restaurant” building.
This proposal would subdivide Lot 20 into two separate parcels. Lot 20 would be a 1.7-
acre parcel encompassing the area immediately surrounding “Nicks Restaurant”, and the
proposed Lot 20-1 would include a 4.8-acre parcel south of the restaurant.
